King County NWMLS Median Shows YOY Increase, But . . .

The NWMLS's April data is out, and the King County SFR Median is showing a year over year increase for the first time in a very long time.But don't get too excited. Remember the median is affected by mix. By my calculations April, 2011 SFR sales were approximately 22% bank owned "REO" sales. This year they apparently are less than 17%.
